Attorney Dania S. Fernandez has dedicated more than two decades to protecting Florida’s homeowners, condominium associations, and community boards. Known for her deep understanding of real estate, condominium, and HOA law, she is widely recognized throughout South Florida for delivering practical, solutions-driven guidance in complex and sensitive community association matters. As the founder of Dania S. Fernandez & Associates, P.A., she leads a respected full-service firm committed to empowering communities through knowledgeable representation, clear communication, and results-oriented advocacy.

Ms. Fernandez brings extensive professional experience to her practice. Before founding her firm, she worked with leading Florida real estate and community association attorneys, gaining hands-on experience in transactional real estate, association governance, and complex dispute resolution. She has also served as corporate counsel for multiple associations, providing day-to-day guidance on governance, budgets, elections, and statutory compliance.

A graduate of St. Thomas University School of Law, Ms. Fernandez earned her Bachelor of Arts from Florida International University. She is an active member of the Community Association Institute (CAI), The Florida Bar Real Property, Probate & Trust Law Section (RPPTL), and local South Florida bar associations focused on real estate and community association law. Bilingual in English and Spanish, she also trains boards, property managers, and industry professionals on governance best practices, statutory updates, fiduciary duties, and ethical community management, supporting the diverse needs of Miami-Dade, Broward, and Palm Beach communities with exceptional care and professionalism.
