Key Board Meeting Requirements for Florida Condo Associations

hot topic for Florida condo and homeowners associations has always been transparency. When condo owners feel left in the dark about key community issues, the result is disenchanted residents and increased conflicts. Lack of transparency also increases the risk of mismanagement and uncontrolled board authority. 

To improve transparency and access to information, Florida legislators recently amended several sections of Florida Statute §718.

House Bill 1021 now requires condominium associations with more than ten units to hold board meetings at least quarterly. These meetings must include agendas that allow members to ask questions and stay informed on essential topics such as construction projects, financial updates and other key issues impacting the association. Here’s more about the updated board meeting requirements for Florida condo associations. 

Updates to Condo Board Meeting Requirements
  • Quarterly meetings – The law requires associations with more than ten units to meet at least four times a year (once per quarter). The meeting agendas for these meetings must include opportunities for community members to ask questions.
  • Member access to information – Additionally, the law grants members the right to ask questions about ongoing projects including construction and repair projects, seek insight into the association’s financial activities, and ask questions about any other issues affecting the condo association.
  • Contract transparency – Lastly, for any agenda item involving contract approvals, the board must provide a copy of the contract with the meeting notice and make it accessible for inspection upon request or made available digitally.

While many Florida condo associations are already adhering to these requirements as a matter of best practice, not all are.
